Terms of use and sale

1. Purpose

These terms govern access to and use of the Hosteo online platform (reservations, guests, online registration, housekeeping, maintenance, messages, finance, channel manager and booking website), published by IMMOBILIUS SARL, a limited liability company (SARL) under Moroccan law, with its registered office at Avenue Louis Van Beethoven, Léonore Offices N° 28, Tanger, Maroc (ICE 002693270000088). They are intended for businesses. By creating a workspace or ticking the acceptance box, you accept them electronically, which has the same value as a signature under law no. 53-05 on the electronic exchange of legal data.

2. Account and access

You guarantee that the information given at sign-up is accurate. You are responsible for keeping passwords confidential and for the access you give your team, and for any action taken from your workspace. Tell us immediately if you notice unauthorised use.

3. Free trial

Every new workspace gets a 30-day free trial, no credit card required. When the trial ends, the workspace becomes read-only until a subscription is activated; your data is kept.

4. Prices, invoicing and payment

  • Prices are in Moroccan dirhams, excluding tax; 20% VAT is added. Essential plan: 390 MAD per month up to 5 units. Pro plan: 79 MAD per unit per month from 6 to 40 units.   • A unit is anything bookable; deactivated units are not billed.
  • Invoices are payable within 15 days by bank transfer. Late payment may lead to suspension of the workspace after informing the customer.

5. Your obligations

You use Hosteo in accordance with the law. In particular you are responsible for:

  • the information and content you enter, and your right to use it;
  • informing your guests about how their data is processed and about their registration obligations (police form, city tax); Hosteo helps you complete them, but you remain responsible;
  • complying with the terms of the platforms you connect (Airbnb, Booking.com, WhatsApp…) and not sending unsolicited messages, which is prohibited.

6. Your data

The data entered in your workspace (properties, reservations, guests…) belongs to you. Hosteo processes it only to provide the service and on your behalf, as described in the privacy policy. You remain the data controller towards your guests. On request, your data is handed over in a usable format and then deleted.

7. Intellectual property

Hosteo, its software, texts, interfaces and trademarks remain the property of IMMOBILIUS SARL. Your subscription gives you a personal, non-exclusive, non-transferable right of use for the duration of the contract.

8. Third-party services

Hosteo connects to third-party services (Airbnb, Booking.com, Expedia, Vrbo, WhatsApp, CMI, Stripe, PayPal, Channex…). Their availability and terms are outside our control; an interruption or change on their side may limit some features without making us liable.

9. Availability and support

We do our best to keep the service available, without being able to guarantee it will never be interrupted (maintenance, incident, force majeure). Support answers Monday to Friday, 9:00 to 18:00 (Morocco time), at support@hosteo.ma or on +212 6 67 18 21 22.

10. Liability

Our liability is limited to direct damage and, all claims combined, to the amount paid over the last 12 months. We are not liable for indirect damage (loss of revenue, bookings or customers). These limits do not apply in cases of gross negligence or wilful misconduct.

11. Suspension and termination

You can stop your subscription at any time. We may suspend a workspace for unlawful use, abuse or non-payment, after informing the customer except in urgent cases. At the end of the contract, your data is handed over on request and then deleted.

12. Changes to these terms

We may update these terms; significant changes are notified by email or in the application. Continued use means you accept the new version.

13. Governing law and disputes

These terms are governed by Moroccan law. In case of dispute, we first seek an amicable solution; failing that, the competent courts of Tangier have sole jurisdiction.
