Setting your prices in Morocco: seasons, weekends and events

Base price, weekend, high and medium season, events, minimum stay: a simple method to set your rental and hotel prices in Morocco.

Fixer ses prix au Maroc : saisons, week-ends et événements

A single price all year round is the easiest way to leave money on the table: too high in the low season, too low when everyone wants to come. In Morocco, demand varies strongly with the seasons, school holidays, festivals and events. The good news: you do not need complicated algorithms to do well. A simple, regular method already improves your revenue.

1. Start from an honest base price

Your base price is the price of an "ordinary" night: not a weekend, not high season, no event. To set it:

  • look at comparable listings in your area (same size, same standard, same amenities);
  • take your costs into account: cleaning, linen, utilities, platform commissions;
  • check the occupancy you get: if you are always full, you are probably too low.

2. Add a weekend price

In many cities, demand rises from Friday to Saturday. A weekend price slightly above the base price is the simplest adjustment, and one of the most profitable.

3. Define your seasons

Split the year into three periods:

  • high season: the weeks with the strongest demand (summer, holidays, year-end depending on your city);
  • medium season: the in-between periods (spring, back to school);
  • low season: the rest of the year, at the base price.

These periods repeat every year: you set them once.

4. Handle events separately

Some dates are worth more than the rest and are not seasons: a marathon, a music festival, a trade fair, a religious holiday. For these dates, use a price for that date, which replaces the season price for those nights. Prepare them early: travellers book in advance.

5. Use the minimum stay

Price is not the only lever. A minimum stay (two or three nights in high season, for example) stops a single night from blocking a whole weekend. Conversely, in low season, relaxing the minimum stay helps fill gaps in the calendar.

6. Keep the same logic everywhere

Your prices should be consistent between your booking website, Airbnb, Booking.com and the other platforms. When each channel has its price typed in by hand, gaps appear and travellers compare. A management tool that sends the same prices to all your channels removes that risk.

7. Look at results, then adjust

Once a month, ask yourself three questions:

  • Which nights sold very fast? They were probably too low.
  • Which nights stayed empty despite enquiries? They may have been too high, or the minimum stay too strict.
  • Which channel brought my best bookings?

Adjust a little, but regularly. One small, well-placed change beats a yearly overhaul.

What about dynamic pricing?

Specialised tools recalculate prices every day based on demand. They can be very useful for a large portfolio, but they do not replace the basics above: a fair base price, realistic seasons, well-identified events and a thoughtful minimum stay.
